Catalyst Commercial Real Estate

About

A commercial brokerage that lives in the market it sells.

We're based on 3rd Street North in downtown Great Falls. Everyone here works this market and only this market.

Why a small market is different

In Denver or Salt Lake, a broker can specialize in one asset class in one submarket and stay busy. Great Falls doesn't work that way. The same week might bring a retail lease on 10th Avenue South, a warehouse sale near the rail corridor, and an owner asking whether their building is worth more converted than kept.

That breadth is the job here, and it's an advantage if you take it seriously. Knowing what industrial ground trades for informs what a development parcel is worth. Managing buildings teaches you what operating costs really run, which makes the next underwriting honest. The pieces feed each other.

How we work

  • Valuation before opinion. We'd rather run the comparables and the income approach than tell you what we think off the top of our heads. Our written opinions of value show the work.
  • Clear about which side we're on. Montana allows several brokerage relationships, including dual agency. We tell you in writing which one applies before we get into your business.
  • We publish what we learn. The quarterly market report isn't marketing. It's the same data we use to price your property, made public so you can check our reasoning.
