Catalyst Commercial Real Estate

Valuation

Find out what it's actually worth.

Whether you're selling next month or just want a number you can plan around, we'll put the comparables together and show you the reasoning.

What we produce

Six kinds of opinion, depending on what you need it for.

They differ in method, depth and turnaround. If you're not sure which one fits, describe the situation in the form and we'll tell you.

Commercial

Broker Opinion of Value

A written opinion on what a commercial property would sell for, built from the income approach and comparable sales, with the comparables and the math shown rather than summarized.

Commercial

Commercial CMA

A lighter comparative market analysis when you want a supported range rather than a full report — useful early, when you're deciding whether a sale is worth pursuing at all.

Best for
Early decisions

Residential

Residential CMA

Comparable sales analysis for a house, duplex or small multifamily in the Great Falls area, adjusted for condition, location and what's actually closing right now.

Best for

Leasing

Lease Rate Opinion

What a space should command per square foot, separated into gross and net, with the concessions and TI allowances that comparable deals are actually carrying.

Best for
Setting or testing rent
Covers

Operating business

Business Valuation

For owner-operated businesses — recast earnings, industry multiples, and a defensible range. Real estate valued alongside it when it conveys with the sale.

Income property

Investment Analysis

Full underwriting on a property you own or are considering: cash flow, cap rate, debt coverage, capital needs and exit — modeled rather than estimated.

Worth being clear about

An opinion of value is not an appraisal.

We're licensed real estate brokers, not licensed appraisers. What we produce is a broker's opinion — thorough, supported and useful for pricing, planning and negotiation, but not prepared under USPAP and not a substitute for an appraisal where one is required. If your situation calls for a certified appraisal, we'll say so and point you to someone who does them.

Request

Tell us about the property.

Only the first few fields are required. Everything after that just makes the answer faster and more accurate — fill in what you know and leave the rest.

What you need
The property

Pick your property from the Montana cadastral records and we'll fill in the parcel details. Raw land without an address? Type the parcel number or a legal description.

Income and occupancy

Skip this section for vacant land, an owner-occupied building, or a house. It matters most for income property.

How to reach you

We'll come back to you within one business day, usually with a question or two before we start. What you send stays between us.
